The Greek property owner's year — a master calendar.
Owning property in Greece from abroad isn't complicated; it's a series of small things that need to happen at the right time. Here's the consolidated month-by-month calendar covering everything an absentee owner should be thinking about across the year.
January
- Property ownership snapshot for the year taken at 1 January — basis for the year's ENFIA
- Prior year's ENFIA installments continue if on instalment plan
- Mid-winter inspection — drains, roof condition, storm damage from December
- Year-ahead planning: any major works, insurance renewal timing, family visits
February
- Final ENFIA installments from prior year complete
- Last opportunity to correct E9 errors from prior year
- Continue winter inspections; post-storm visits as needed
- US persons: begin compiling Greek bank statements for FBAR due 15 April
March
- Pre-spring inspection — winter damage assessment, restoration of any storm damage
- Start planning Easter family visits
- Begin organising documentation for the year's E1 income tax filing
- Pool: pre-opening assessment, equipment check, chemicals ordered
April
- E1 filing window opens — coordinate with your Greek accountant
- Pool opening week (autumn-closed pools)
- Garden activation — mowing begins, hedge trimming, irrigation testing
- Spring deep-clean and refresh ahead of Easter and summer-season visits
- US persons: FBAR filing deadline 15 April (extension to 15 October)
May
- Family visits accelerate — pre-arrival preparation
- STR season opens — owners letting on Airbnb/Booking ensure compliance package is in place
- Continued E1 work
- Pre-summer wildfire-season vegetation clearance for relevant properties
June
- Peak summer season begins
- Wildfire season officially starts; defensible-space verification
- Continued E1 filing work; coordinate any rental income reporting
- STR full operation; weekly pool checks; weekly garden maintenance
July
- E1 filing deadline (typically end of July)
- Peak heat — AC running, vegetation drought-stress, pool chemical demand high
- Family summer visits continue
August
- Peak occupancy (family + STR)
- Greece largely shuts down for the month — admin and bureaucratic action slows
- Document gathering through summer for autumn ENFIA verification
September
- Off-season begins. Family departs; STR transition or shutdown
- ENFIA assessments distributed via TAXISnet — verify your calculation
- Pre-winter property preparation begins: drain clearance, gutter clearance, terrace check
- Defensible-space autumn clearance
October
- ENFIA first installment payments begin
- The pool shutdown month — full winterising
- Heating system commissioning ahead of cold months
- Olive harvest begins in some regions (early October at low elevation)
- Full property winterising — see our complete protocol
November
- Olive harvest peak month — see harvest from abroad
- Winter storm season — post-storm property checks
- Continued ENFIA installments
- Insurance renewal cycle for many policies
December
- Christmas family visits — pre-arrival preparation
- Year-end ENFIA installments to avoid year-end interest accumulation
- Last chance for current-year property decisions (transfers, completions)
- US persons: document year-end statements for next year's FBAR/Form 8938
- Mid-winter property inspection — heating running properly, no storm damage, no rodent activity in unoccupied periods
The recurring rhythm
What above looks like in summary:
- Monthly inspections year-round — the foundation
- Two heavy weeks per year — April opening, October closing
- Tax cycle from March-July (filing) and September-February (ENFIA payment)
- Family/STR cycle May-September peak, October-April quiet
- Insurance review annually at policy anniversary
None of it is difficult in isolation. Together, it's a year of small acts that add up to a well-maintained property and clean compliance position. The "we'll deal with it when we visit" approach loses to consistent monthly attention.
