Three things. First, salt-air corrosion — proximity to the sea means metalwork, AC condensers and exterior fittings degrade faster than in central Athens. Second, a higher concentration of large villas with private pools, gardens and irrigation systems that need oversight far beyond an apartment's. Third, more seasonal owners — Glyfada is partly a holiday-second-home market, especially the streets closer to the sea and the marina, which means longer stretches between visits.

Pool oversight is a defined add-on for Riviera villas: weekly summer checks during swim season (chemical levels, equipment status, cover and surround condition), monthly visual checks through winter on covered pools, full winterising in autumn and recommissioning in spring. Plans start at €99/month for monthly visits to apartments in Glyfada. Villas with gardens and pools typically run €149–€249/month depending on size and add-ons (pool oversight is +€40-€80/month). We attend on your behalf, translate the minutes, vote on your written instructions, and report back. This is one of the most-requested add-ons for Glyfada apartment owners living abroad.
Glyfada and the wider Athens Riviera are outside the Districts 1-3 short-term-rental freeze imposed by Law 5170/2025, so new STR registrations are still possible here. But the rest of the law (mandatory AMA registration, civil-liability insurance, specific safety equipment) applies in full. We don't run STRs — we audit them and provide owner-side oversight between guests and through the off-season.
