What we do is the administrative connective tissue around your licensed professionals — we receive their requests, gather what they need from the property, get it to them in usable form, and confirm action was taken. The reason this service exists at all is that small administrative omissions compound. A missed building-meeting vote affects what gets done to the building for a year. A direct debit that silently fails on a utility bill produces a service shutoff that costs €120-€300 to restore. An ENFIA payment overlooked produces interest charges (currently around 8.7% per annum in Greece). An insurance policy lapsed for one month, in the wrong month, can wipe out €18,000 of damage payable if a claim incident happens.

Only the narrow administrative power-of-attorney we need to attend building meetings on your behalf and to receive correspondence on your behalf. We do not have access to your bank accounts. Utility payments are set up under your name with direct debit from your account, or — when that's not workable — paid by us and reimbursed in your monthly invoice with the original receipt attached.
We will vote exactly as you instruct, in writing, in advance. We can give you our read on what's at stake before the meeting and what the implications of each vote are. We don't form independent positions on your behalf. The vote is yours; we are the proxy.
Probably yes. The most common situation is that bills are being sent to an outdated postal address (often a relative's house in Greece) and a slow accumulation has built up. We retrieve the back-files, check what's owed and what's already paid, set up the correct delivery, and produce a clean restart. There may be late-payment interest to settle. We report what we find and you decide how to proceed.

We have a documented escalation policy in your onboarding: primary email, primary phone (WhatsApp), secondary contact (a family member or your accountant, with your written authorisation). Genuine urgencies — bailiff notices, lawsuit letters, tax-office formal demands — get the secondary contact within hours if the primary doesn't respond within 12 hours.
Yes. Building meetings in Greece are conducted entirely in Greek, regardless of who attends. We attend, listen, vote per your instructions, and translate the minutes back to you.
