Estia is a founder-led, members-only service for diaspora and international owners of Greek property. We don't subcontract our visits; that's the promise members pay for. But we do work with a small, vetted network of trades, professional advisors, and referral partners whose work touches our members' lives — and we're selective about who joins it.
This page explains the three tracks, what we look for, and how to apply. If you've been pointed here by an existing member or partner, please mention them when you reach out — it speeds the conversation considerably.
The reason members pay a premium for our service is the standard. We can only deliver that standard if partners we work alongside hold it too. The non-negotiables:
Insurance & licensingCurrent civil-liability insurance for trades, current professional registrations where applicable. Proof requested at onboarding.
DocumentationEvery job site needs before/after photos, an itemised invoice, and a written warranty or scope acceptance. We don't accept cash-and-handshake work.
Transparency in pricingYou quote the member, you bill the member. We see the invoice but never mark it up. No silent margins.
Communication disciplineReply to scheduled calls or messages within 24 hours on business days. Show up at the agreed time. Tell us before, not after, if something has changed.
DiscretionMember properties and member identities are confidential. No social media posts featuring identifiable interiors. No selling our member list, ever.
Quality reliabilityTwo complaints from members within twelve months and the partnership is reviewed. One serious safety failure ends it. We're not a marketplace; we're a small, careful network.
What the partnership looks like in practice
For a trade partner — say a plumber in Athens — a typical month is roughly two to five jobs referred from our member base, each scheduled with full property access details, the member's previous service history if relevant, and a photo of the issue. You arrive, do the work, photograph it, send the receipt to the member, and copy us on completion. We handle the access logistics; you handle the trade craft. Members pay you directly; we never sit between you and the invoice.
For a professional partner — say a Greek property lawyer in Glyfada — the partnership is more relationship-driven. When one of our members needs help with an inheritance file, a sale, a Power of Attorney, or a regulatory matter, we refer them to you with proper context and warm introduction. You do the same in reverse: clients of yours who have an empty property and need an on-the-ground operational layer get pointed our way. Nobody invoices the other; the value is in the referral quality.
For a referral or community partner, the cadence depends on the relationship. We've spoken at Greek-Australian community events; we've co-written content with diaspora law firms; we've taken individual referrals from members who liked the service. There's no single template.
What we offer partners (the value flow)
Pre-qualified work. Our members have decided to spend on their property and decided to engage a professional. The trades work that lands with you is real, scheduled, and paid promptly.
Operational support. Access coordination, member communication in their language, before-and-after documentation — we do the parts that frustrate most trades.
Brand association. Featuring as an Estia partner on your own materials is permitted and encouraged once the partnership is established (we'll provide a partner mark).
Honest payment. Members are screened, paid up, and don't disappear. Disputes are rare and we mediate them fairly.
Network effects. Our partner list is small. Members ask us for "your guy" and your name comes up often. That's the value of being in a curated network rather than a marketplace.
What we don't offer
We're not for everyone, and being clear about the misfits saves both sides time.
No referral fees in either direction for professional partners. The relationship is clean.
No exclusivity. You can — and probably should — work with other clients and other operators. We're not an exclusive supplier deal.
No volume guarantees. We pass work when work fits. Some months are quiet; others are busy. We don't run a quota system.
No directory listing. We don't operate a public "find a trade" page that displays partner contact details. Members reach you through us, with context.
No price negotiation. Your pricing is your pricing. We don't ask for "preferred rates" that would compromise your margin.
How the application process works
Apply via the form below or email us at [email protected]. Tell us the track, your location, your specialism, and a sentence on why this partnership fits.
Initial call — 20–30 minutes, no commitment. We learn about your work, you learn how the model runs, both sides decide if it's worth pursuing.
Verification — we ask for insurance certificates, licensing where applicable, and three current client references (for trades) or two professional references (for professionals).
Trial period — for trades, the first three referred jobs are observed closely (we attend on-site when possible). For professionals, one joint client through both sides without commitment.
Confirmed partnership — listing on our internal partner roster, partner mark for your materials, and active referral flow from that point.
Total time from first email to active partner is typically 4–8 weeks. We move carefully on this because partner quality is the foundation of member trust.

Track 1Apply as a Trade Partner
For plumbers, electricians, HVAC technicians, painters, locksmiths, glaziers, gardeners, cleaning crews, AC servicers, pest-control operators and similar trades.
Track 2Apply as a Professional Partner
For Greek property lawyers, accountants, tax representatives, notaries, real estate agents, civil engineers, energy auditors, surveyors and Greek-property-specialist financial advisors.
Track 3Apply as a Referral / Community Partner
For diaspora community organisations, Greek-language media, parishes, expat clubs, returning-to-Greece networks, Hellenic chambers of commerce, and individual referrers (existing members or trusted contacts).

Every referral that becomes a member earns you one free month of service. There's no cap. Just email us at [email protected] with their name and we'll handle the rest with care.
FAQs
Do you take a commission from partner work?
No. Trades bill the member directly at their normal rate. We don't mark up invoices or take silent margins. Members see the original receipt every time. Our income comes from member subscriptions, not partner fees.
How many partners do you keep in each trade?
Usually two per trade per major area — one primary and one back-up. This keeps quality high and gives us redundancy if a partner is unavailable. We don't build a long directory.
I'm based outside Attica — does the partnership still work?
Yes. We have members across Athens, the Athens Riviera, Thessaloniki, Halkidiki, Pelion, Evia, the Peloponnese (incl. Kalamata and the Mani), and select islands. We need trades and professionals in every area where we operate. Mention your location in the application; we work to those areas where member demand exists.
Are referral fees allowed for professional partners?
Not in our model. Lawyers, accountants and other professional advisors refer to us, we refer to them, and neither side invoices the other for the introduction. We've found this keeps the relationship cleaner and the advice to members more honest.
Can I use the Estia logo on my materials?
Once the partnership is confirmed, yes — we provide a partner mark (a small badge) and guidelines on usage. Until confirmed, please don't reference us in marketing materials.
What ends a partnership?
Two member complaints in twelve months triggers a review. One serious safety or ethical failure ends it. So does: pricing changes we weren't told about, attempts to bypass us and contact members directly outside of agreed scope, social-media disclosures of member properties, and any breach of the discretion standard. Beyond those, we're committed to long partnerships.
