If your family home is on an island or in the Peloponnese and you spend most of the year abroad, ask us to assess the property. Peloponnese coverage is available; island attendance is accepted only when sustainable travel, visit frequency and reporting can be confirmed in writing.

The Greek islands and the Peloponnese hold a particular kind of property that's different from the Athens apartment market. Older. More stone, less concrete. Used by their owners for two to ten weeks a year and otherwise empty. Often inherited from grandparents who built them in the 1950s or 1960s, sometimes from earlier generations still. And almost always more vulnerable to neglect than mainland city property, because the local handyman culture that used to keep these places alive has aged out faster than the properties themselves.
This page is for owners of island and Peloponnesian property who live abroad — or who live in Athens and treat the island house as a second home — and need something more than the friendly neighbour who used to keep an eye on it.
For Corfu, Paxos, Lefkada, Kefalonia, Zakynthos and Ithaca, availability depends on the exact property, transport and a sustainable attendance plan. Mention the island and nearest town in your enquiry so we can assess the route before quoting.
Paros, Mykonos, Santorini, Naxos, Tinos, Syros and Ios each have different ferry, flight and seasonal-access constraints. An enquiry is not confirmation of coverage: we first assess the route, practical visit window and property scope.
Rhodes, Kos, Symi, Patmos and the smaller Dodecanese islands are assessed individually. We confirm whether repeat attendance is operationally sustainable before accepting the property.
The southern Peloponnese includes confirmed service areas such as the Mani and Messinia, including Kalamata and Pylos. Attendance in smaller or mountain villages is confirmed after we review access, travel time and the agreed visit schedule.
Nafplio and the wider Argolid can be assessed within the Peloponnese service area. Spetses, Hydra, Poros, Aegina and other island locations remain subject to separate attendance confirmation.
Five things that shape how we work outside the mainland cities:
Same comprehensive checklist we run everywhere, plus four additional checks specific to traditional and second-home properties:
Our standard plans remain €99 / €149 / €249 per month, excluding VAT where applicable. Any property-specific travel, accommodation, ferry, flight or attendance condition is assessed before onboarding and shown in the written quote. We do not publish a generic island surcharge because the real cost depends on the exact route and agreed visit schedule.
For a remote island, we may provide a property-specific quote or decline the engagement if reliable repeat attendance cannot be sustained. Coverage, timing and visit duration are not assumed until they appear in the accepted written proposal.
One 30-minute discovery call. We discuss the property, the area, your travel pattern, and what's currently being handled (or not). We're honest about whether we can serve a given location well — sometimes we can, sometimes a local operator we know would be better. If we proceed, a tailored quote follows that accounts for travel, visit cadence, and any property-specific needs.
The Peloponnese is a large and varied peninsula. Our dedicated regional pages cover the local property-care realities in depth:
Estia accepts enquiries across Greece. The Peloponnese is a confirmed service area. Island attendance is assessed property by property and is accepted only after the route, visit count, travel conditions and operational scope are confirmed in writing.
Standard plans start at €99 per month, excluding VAT where applicable. Any property-specific travel, routing or attendance condition is assessed before onboarding and disclosed in the written quote and service agreement.
Possibly. We first assess repeat travel, access and contractor availability. If we can sustain the agreed service, the route, visit count, third-party work and costs are documented in writing before onboarding.
Yes. Law 5170/2025 STR requirements apply equally on the islands. We help island STR owners build the compliance documentation, verify safety equipment, and provide independent oversight separate from your booking manager.
Older island and Peloponnesian stone houses have specific issues — humidity buildup in thick stone walls, roof maintenance on traditional ceramic tiles, cistern integrity, garden and olive grove monitoring, and frequent assessments of stone-wall pointing and external timberwork. Our inspection adapts to traditional construction.
