Estia · Mani — your stone house in tower-house country, looked after with care.

Members-only home watch in the Mani for owners living abroad. Stone tower houses, sea-view villas on the Mani Riviera, renovated village homes in Inner Mani — we know what these properties need between visits, and we treat them with the respect their age deserves.

Stone tower house in the Inner Mani at golden hour — Estia

The Mani is unlike anywhere else in Greece. Stone tower houses (πύργοι) rising from cliff-edge villages, an architectural tradition with no real equivalent on the mainland, a foreign-buyer market that's grown steadily for thirty years, and a diaspora that emigrated to the United States, Australia and South Africa in waves through the 20th century — many of whose descendants still hold ancestral village property they've never seen properly maintained.

We treat the Mani as a distinct property context. The properties are older, access can be difficult, the weather is harsher, and the architectural vocabulary calls for specific knowledge. The route, visit count and seasonal attendance conditions are confirmed for the individual property before onboarding.

Why the Mani specifically

What we cover across the Mani

Outer Mani (Messinian Mani) — the "Mani Riviera"

Kardamyli, Stoupa, Agios Nikolaos, Trachila, Itylo, Limeni, Neo Itilo. The most active foreign-buyer area in the Mani, with renovated stone villas, sea-view terraces, small olive groves and summer-let cycles. Property access and attendance are confirmed before onboarding.

Inner Mani (deep south)

Areopolis (the regional capital), Pyrgos Dirou, Gerolimenas, Vathia, Lagia, Porto Kagio. Tower-house country at its most concentrated. Many properties here are family-held, some empty for decades, some recently restored. Attendance is confirmed only after access and a sustainable visit schedule are reviewed.

Laconian Mani (eastern side)

Gythio, Mavrovouni, Skoutari, Kotronas, Flomochori. The Lakonian gulf coast — fishing-village vernacular, smaller villas, a more local market with a growing Northern European retiree presence around Gythio.

What every Mani visit includes

Mani-specific add-ons

If you inherited a Mani tower house and don't know what to do with it

You're in good company. Most of the diaspora-owned tower-house stock in the Inner Mani has been in family hands for two or three generations. The first useful action isn't a renovation quote — it's a baseline survey. We document what's structurally there, what the realistic options are (restore for family use, restore for rental, restore for sale, mothball professionally, or sell as-is), and what the rough cost band looks like for each path. No pressure. Then you decide. Read our heir's first-week playbook for context, and our renovate-vs-sell guide for the long-form decision frame.

How to start with us in the Mani

One discovery call, ~30 minutes. We talk through your property, your travel pattern, and your honest situation — including how much budget makes sense given the property's state. No pitch, no pressure.

If we proceed, the written proposal confirms onboarding scope, access, the selected plan and the start date. No visit schedule is assumed before that proposal is accepted.

Mani FAQs

Common questions about our Mani service.

Which parts of the Mani do you cover?

The Mani is within Estia's confirmed Peloponnese service area. Outer, Inner and Laconian Mani enquiries are assessed property by property; road access, seasonal conditions, visit count and travel requirements are confirmed in writing before onboarding.

Can you maintain a traditional stone tower house?

Yes — and the inspection is meaningfully different from an apartment or modern villa. Tower houses (πύργοι) have specific failure modes: mortar erosion between courses, vegetation root intrusion into stonework, timber-beam decay in roofs and floor structures, settling cracks through corners, and the unique problem of water finding paths through 100-year-old construction during winter storms. Our Mani inspection includes structural visual checks on these specifics.

My family tower has been empty for 30 years. Is it worth restoring?

It depends on three things: structural condition (which often surprises owners — stone walls are remarkably durable, timber roofs are not); access (mountain Mani villages with single-track roads are a serious renovation logistics challenge); and your honest use case (family base, rental, or sale-ready). We start with an onboarding visit to document baseline condition and give you an honest, non-construction-biased assessment. Read our heir's playbook for the broader framing.

How much does home watch in the Mani cost?

Standard plans are €99, €149 or €249 per month, excluding VAT where applicable, with a €100 onboarding fee excluding VAT where applicable. Any property-specific travel or attendance condition is assessed before onboarding and shown in the written quote.

Can you handle a Maniot wedding or family event preparation while we're abroad?

Event preparation can be assessed as a separately quoted project. The accepted scope identifies property preparation, supplier coordination, access, timing and any third-party costs; availability is not assumed until confirmed in writing.

What about the famous Mani winds?

The Mani is one of the windiest parts of mainland Greece — winter storms routinely produce sustained 80–100 km/h winds with gusts well above that. Loose roof tiles, unsecured outdoor furniture, awnings, satellite dishes and even garden gates fail under repeated cycles of high wind. Our autumn shut-down protocol stows everything stowable, double-checks roof condition, and confirms shutter and door integrity. The other end of this is the summer Meltemi — same forces, different season.

Do you arrange the olive harvest?

Olive-harvest coordination can be assessed as a separately quoted service. Harvester and mill availability, scope, storage or shipping requirements and third-party costs are confirmed before work begins.
