Greek holiday-let yield benchmarks 2026: how to validate the numbers

A regional percentage is not a forecast for your property. This guide shows how to test Greek holiday-let revenue and yield claims using comparable evidence, complete costs and the correct operating and tax assumptions.

What is a realistic holiday-let yield in Greece?

There is no defensible single yield for “a Greek holiday let.” Two homes in the same municipality can produce different results because of exact location, legal eligibility, capacity, condition, amenities, owner-use dates, pricing, reviews and local operations. A regional benchmark is useful only as an initial screening signal; it should not be presented as the expected return for a particular property.

A reliable forecast starts with the property's own evidence. For an existing holiday let, use at least 12 months of booking and expense records. For a new operation, build a matched comparable set and record exactly why each property is comparable.

The short answer

Do not buy or operate a property based on a headline regional yield. Calculate low, base and high cases from achievable booked rates, available nights, owner-borne costs and the owner's actual tax treatment.

Define the yield before comparing it

“Yield” can describe three different figures. They are not interchangeable:

State the denominator too. Purchase price, total acquisition cost and current market value can produce materially different percentages. Use one basis consistently and do not add notional personal-use value to cash income.

Build the revenue case from evidence

For each of the following inputs, record a low, base and high case:

The core revenue calculation is simple: booked nights × average booked accommodation rate. The hard work is validating those two inputs. Screenshots of advertised prices are not proof of booked rates, and blocked calendars do not necessarily represent paid occupancy.

Use a genuinely comparable property set

A useful comparable should match the subject property on the factors that materially affect guest choice:

Do not combine apartments, villas and branded residences into one average. Do not use an island-wide, city-wide or peninsula-wide percentage as if it described every property in that area.

Regional factors that change the model

Athens and the Athens Riviera

Neighbourhood, walking access, transport, building condition and the exact registration position can matter more than a city average. As checked on 25 September 2026, the government's housing portal states that new STR registrations in Athens' 1st, 2nd and 3rd municipal districts are prohibited through 31 December 2026. Confirm eligibility before modelling revenue. Riviera apartments and villas should not share one benchmark because amenities, purchase-value basis and seasonal demand differ substantially.

Thessaloniki

Match city-centre properties by their exact demand pattern rather than using a Greece-wide rate. The current government notice lists a prohibition on new STR registrations in Thessaloniki's 1st municipal community from 1 July through 31 December 2026. Existing registration, building suitability and the proposed operator's structure still need individual checks.

Halkidiki or Chalkidiki

Kassandra and Sithonia contain different micro-markets. A useful model separates the operating season, road access, beach proximity, pool and garden costs, water and power requirements, winter closure and the practical availability of cleaning and maintenance support. See the Halkidiki property-care page and our Halkidiki STR compliance guide.

Kalamata, Messinia and Pylos

Do not treat Kalamata apartments, coastal villas and rural homes near Pylos as one market. Test access, operating season, amenities, local event demand, maintenance intensity and the availability of dependable turnover support. Estia's confirmed service area includes Kalamata, Pylos and the wider Peloponnese, subject to the attendance arrangements agreed for the property.

The Peloponnese and Central Greece

Large regional labels conceal strong differences in access, seasonality and property type. Model the actual town or village and its realistic guest origin, not a regional headline. Confirm service attendance separately; a service area does not imply an office in every town.

Calculate every owner-borne cost

Obtain current written terms or quotes rather than applying one “typical” percentage:

Separate government obligations from supplier charges. For example, do not label a professional's administration fee as a universal “AMA filing fee.” Record who charges each amount, whether VAT is included and whether the charge is fixed, per stay or a percentage of revenue.

Apply the correct tax treatment

AADE states that qualifying STR income earned by an individual from up to two properties is treated as real-property income. The published real-property income bands are 15% up to €12,000, 35% from €12,001 to €35,000 and 45% above €35,000. The taxpayer's relevant total income and ownership position matter, so a single property's revenue should not be taxed in isolation inside a marketing forecast.

For an individual operating three or more STR properties, AADE treats the activity as business income. Its guidance also describes 13% VAT for individuals operating three or more properties and for legal persons regardless of property count. Co-ownership, subletting, services and the number of AMAs can change the analysis. Obtain advice for the actual owner and operating structure.

Include current STR compliance

Law 5170/2025 introduced minimum property specifications including main-use space requirements, natural light and ventilation, air conditioning, civil liability insurance, specified electrical and fire-safety measures, pest-control documentation, a first-aid kit and an emergency-contact guide. The law defines obligations and penalties; it does not provide one universal market price for meeting them.

Regulation (EU) 2024/1028 applies from 20 May 2026 and establishes a framework for registration procedures and platform data sharing where registration systems operate. It is not a flat host fee and does not replace Greece's AMA and stay-declaration requirements.

A practical low, base and high worksheet

  1. Choose and label the property-value basis: €____.
  2. Record available nights for each month: ____.
  3. Enter booked-night assumptions for low, base and high cases: ____ / ____ / ____.
  4. Enter evidence-based average booked rates: €____ / €____ / €____.
  5. Calculate accommodation revenue for each case.
  6. Subtract every owner-borne operating cost using written terms or quotes.
  7. Have an accountant calculate the applicable income-tax and VAT position.
  8. Divide the resulting cash figure by the same value basis in all three cases.
  9. Stress-test the result for a weaker season, a major repair and management-price changes.

Where Estia Home Watch fits

Estia Home Watch does not replace an accountant, lawyer, letting agent, valuer or investment adviser. Within the agreed property-care scope, we can help identify practical owner-side inputs such as documented checks during vacancy, access coordination, visible-issue reporting and maintenance follow-up. Those costs should be stated explicitly in the model rather than hidden or assumed to be free.
