We're the trusted local presence between visits — and we know what mountain property needs after a Pelion winter.

Slate-roofed Pelion stone house in the mist — Estia

The Pelion is one of the most distinctive landscapes in Greece — a single forested mountain dropping into the Aegean on one side and the Pagasitic Gulf on the other, with twenty-four mountain villages built in stone, slate and timber by 18th and 19th century shipbuilding families. The architecture is unlike anywhere else. The weather, too. And the property-care problem is its own beast.

Pelion falls within Estia's Central Greece service area. Western and eastern Pelion require different access planning, so the visit count, route and seasonal attendance conditions are confirmed for the individual property before onboarding.

Why the Pelion specifically

What we cover across the Pelion

Western Pelion (Pagasitic side)

Portaria, Makrinitsa, Hania, Stagiates, Anilio. Higher-elevation villages with classic Pelion stone-house architecture, dense chestnut and beech forest, the most active foreign-buyer and Athens-second-home market. Vyzitsa, Milies, Pinakates, Lafkos at slightly lower elevation. Argalasti and the southern villages as the peninsula tapers.

Eastern Pelion (Aegean side)

Tsagarada, Mouresi, Kissos, Zagora, Pouri at higher elevation. Damouchari, Agios Ioannis, Papa Nero, Mylopotamos along the Aegean beaches at sea level. The eastern beach villages have a strong Greek second-home market and a growing UK/Northern European retirement community.

Volos and surrounding

Volos sits at the foot of the mountain and has typical Greek mid-rise apartment stock. Building meetings, utilities and administration can be scoped as separate add-ons under written owner instructions.

What every Pelion visit includes

Pelion-specific add-ons

If your Pelion property has slate roof damage or persistent humidity

These are the two most common Pelion-specific problems for properties left unattended. Both are cheap to catch early and expensive to find late. Our autumn shoulder-week visit specifically targets these — slate condition before winter snow load, ventilation and dehumidification before the wet months. Read our damp and mould guide for the technical context.

How to start with us in the Pelion

One discovery call, ~30 minutes. We talk through your property, your travel pattern, the elevation, the village access, and what's worrying you. No pitch, no pressure.

If we proceed: an onboarding visit (90–120 minutes for Pelion stone houses — survey, structural visual, key intake, baseline). Monthly inspections begin within 2–4 weeks.

Pelion FAQs

Common questions about our Pelion service.

Which Pelion villages do you cover?

Pelion falls within Estia's Central Greece service area. Western and eastern Pelion enquiries are assessed property by property because road access, elevation and seasonal conditions affect attendance. The accepted visit count and any travel condition are confirmed in writing.

What makes the Pelion harder than other parts of mainland Greece?

Three things. Elevation and weather — Pelion villages sit between 350 and 1,000 metres, with serious snow in winter, dense fog through autumn and spring, and high humidity year-round under the canopy. Roads — many villages have only a single switchback access road, occasionally closed by snow or rockfall. And architectural complexity — Pelion stone houses are unusually intricate (overhanging upper floors, slate roofs, internal woodwork) and have failure modes that require specialist trades.

How does snow factor in?

Most Pelion villages above 600 m get reliable winter snow from late December through mid-March, occasionally sooner. Snow load on slate roofs, frozen pipes in unheated rooms, and access challenges for emergency repairs are the dominant winter risks. Our Pelion inspection schedule front-loads visits to October-November (winterising) and April-May (post-snow assessment). We hold roof-snow-clearing as a defined add-on for properties at higher elevation.

What about apple orchards and chestnut groves?

Many Pelion properties include orchard land — apple, pear, chestnut, walnut. We can coordinate seasonal pruning and harvest with local farmers, document the work, and arrange storage or shipment of produce. Eastern Pelion chestnut harvest runs October-November; Western Pelion apple harvest runs September-October. Both are part of why the property has the value it does.

How much does home watch in the Pelion cost?

Standard plans are €99, €149 or €249 per month, excluding VAT where applicable, with a €100 onboarding fee excluding VAT where applicable. Any property-specific travel or seasonal attendance condition is assessed before onboarding and shown in the written quote.

Can you handle building-meeting attendance in Volos?

Building-meeting attendance, utility coordination and administration can be quoted as add-on services. Estia acts only under the owner's written instructions and agreed scope.

Do you cover Skiathos, Skopelos and Alonnisos from your Pelion routing?

Sporades attendance is assessed case by case. Ferry access, visit count, travel conditions and operational availability must be confirmed in writing before a property is accepted.
