For Scandinavian Greek-property owners — your second home, cared for honestly while you're north.

Property care across Greece for Greek-Swedish, Greek-Norwegian, Greek-Danish families and the broader Scandinavian second-home owner community. Crete villas, Cycladic stone houses, Halkidiki summer homes, Peloponnesian retirement properties — we're the trusted local presence between visits, including for owners who escape Nordic winters in Greece.

The Nordic-Greek property market is two communities in one. There's a smaller diaspora — somewhere around 15,000 to 25,000 people of Greek origin spread across Sweden (the largest concentration, especially in Stockholm and Gothenburg), Norway, Denmark and Finland — and there's a much larger and growing community of Scandinavian second-home buyers. The latter are particularly Swedish and Norwegian retirees and rental investors buying in Crete, the Cyclades, Halkidiki, the Peloponnese, and the larger islands.

What makes Scandinavian-owned Greek property distinctive is the use pattern. Many Scandinavian owners use their Greek property in winter rather than (or in addition to) summer — escaping the long Nordic winter for 6-12 weeks in November through March. That reshapes the property-care problem in several ways, and it's worth being explicit about.

What we know about the Scandinavian Greek-property situation

Where we cover for Nordic owners

Crete (the main market)

Western, central and eastern Crete enquiries are assessed property by property. We do not claim a permanent local branch or standing route; availability and attendance conditions must be confirmed in writing.

Cyclades

Paros, Naxos, Tinos, Andros and Sifnos enquiries are assessed individually. Ferry access, seasonal constraints and a sustainable visit count are confirmed before onboarding.

Halkidiki

Kassandra and Sithonia. See our Halkidiki landing page. A small but established Norwegian-owner community is concentrated here.

Peloponnese

The Mani coast (Stoupa, Kardamyli), the Costa Navarino corridor, parts of Messinia and Lakonia. See our Peloponnese and Mani pages.

Larger islands

Rhodes (small Scandinavian buyer presence, particularly UK-Scandinavian overlap), Corfu (small Norwegian-Danish community), Lefkada (Danish presence in particular). Coverage is quoted individually.

The winter-snowbird care pattern

For owners who use the property primarily in winter, we typically structure the year as follows:

September - October: pre-arrival prep

Deep clean. Heating system commissioning (boiler service, oil tank fill if relevant, radiator test, woodstove or pellet stove condition check). Garden tidy. Pool winterised (if not used in winter). Security check. Linen and supplies refreshed. Pre-arrival "walk in" prep completed before your arrival.

November - February: in residence

No inspections scheduled — you're there. Available on-call for any issues. We coordinate any contractor work you want done while you're in residence (this is often the best time, since you can supervise).

March - April: shutdown

Heavy departure-day work. Heating system shut down properly. Property aired and refreshed. Mothballing of soft furnishings, plant care planning, fridge cleared, security finalised. Photo handover.

May - August: summer inspection cycle

Monthly inspections. Pool oversight (now in summer mode). Humidity check (rising temperatures cause condensation issues in some properties). Pest control monitoring. Garden irrigation oversight. Any approved maintenance work scheduled here for next winter's arrival.

Nordic-Greek FAQs

Common questions from Scandinavian property owners.

What's the Scandinavian Greek-property profile?

Two distinct groups. First, the smaller Greek-Scandinavian diaspora — approximately 15,000-25,000 people of Greek origin across Sweden (the largest community, especially Stockholm and Gothenburg), Norway, Denmark and Finland. The community is mostly post-1960s and mostly first or second generation. Second — and increasingly the larger group — Scandinavian second-home buyers, particularly Swedes and Norwegians purchasing properties in Crete, the Cyclades, Halkidiki and the Peloponnese as retirement homes or rental investments.

Where do Scandinavians typically buy property in Greece?

Crete is the strongest market — particularly Chania prefecture (Apokoronas region, the village belt between Chania and Rethymno), Heraklion's hinterland villages, and parts of Lasithi. The Cyclades (Paros, Naxos, Tinos, Andros) are popular for higher-budget buyers. The Peloponnese (particularly the Mani coast and the Costa Navarino corridor) attracts a meaningful share. Halkidiki has a smaller but established Norwegian community. Larger-island properties on Rhodes and Corfu also have a Scandinavian buyer presence.

How does Scandinavian winter holiday-home use differ from elsewhere?

A meaningful share of Scandinavian buyers use their Greek property for winter escape (December through March) rather than just summer. This is the opposite pattern to most diaspora groups and reshapes property care: heating systems matter more, autumn pre-arrival prep is critical (heat commissioning, deep clean, fridge stocking), and the summer-empty months become the inspection-intensive period. We adapt the visit cadence to your specific pattern.

How does the Greece-Sweden / Norway / Denmark tax relationship work?

Greece has bilateral double taxation treaties with Sweden, Norway, Denmark and Finland. Greek-source property income (rental, eventual capital gains) is generally taxed in Greece first with Nordic tax credit available. Nordic foreign-property reporting requirements vary by country and have grown stricter in recent years — we coordinate with your home-country tax adviser to make sure documentation flows cleanly. We do not provide tax advice ourselves.

Do you work in Swedish, Norwegian or Danish?

All client communication is in English by default, which works well across the Nordic countries. We don't translate into Swedish/Norwegian/Danish directly — English remains the working language and is fluent across the region. Greek-language original documents are preserved alongside our English translations and notes.

How much does home watch cost from Scandinavia?

Pricing is the same regardless of country of residence. Standard plans are €99, €149 or €249 per month, excluding VAT where applicable. Island travel, pool oversight and other add-ons are quoted separately for the property.

We use our Crete property for 3 months in winter. What's the right service plan?

The right plan depends on the months the property is vacant and whether Crete attendance can be sustained for the exact location. Pre-arrival, post-departure and other add-ons are separately scoped; no schedule is assumed until confirmed in writing.
