E9 property declaration in Greece: a guide for owners abroad.

What E9 records, the current AADE deadlines, how inheritance is treated, why it affects ENFIA and what to check when you manage Greek property from another country.

Direct answer

E9 is the real-estate information declaration filed with AADE, Greece's tax authority. It records a taxpayer's property rights and relevant property details. AADE uses those declarations when producing the annual ENFIA property-tax assessment. E9 is a tax record; it is not a title deed and does not replace the Hellenic Cadastre.

For an owner living abroad, the practical risk is not simply "missing a form". It is allowing the tax record, the legal documents and the property's physical description to drift apart. A careful review starts by understanding which record proves what and which professional is responsible for correcting it.

What the E9 records

AADE's E9 application allows individuals and legal entities to submit initial and amending property-information declarations. Depending on the asset and the type of filing, the declaration can include:

The exact fields depend on the property and the reason for the declaration. The source documents should therefore be checked before a correction is submitted rather than copied from memory.

What the E9 is not

The E9 should not be treated as the legal title or as a substitute for the Hellenic Cadastre (Κτηματολόγιο). These records serve different purposes:

A matching description across records is useful, but a difference does not tell you which document is correct. That determination may require an accountant, notary, lawyer or engineer, depending on the issue.

The current E9 filing deadlines

AADE currently states that the establishment, acquisition or other reportable change to a qualifying property right must generally be declared by 31 January of the following year. This is the general rule; inheritance follows a separate deadline.

Inheritance follows a separate rule. AADE states that an inherited property right must be declared by the last working day of the month following expiry of the inheritance-renunciation period. The underlying renunciation period can depend on the circumstances, so an heir should obtain advice on the applicable dates rather than calculate the deadline from a generic example.

Late or missing declarations should be addressed with a qualified Greek tax professional. AADE notes that the E9 filing obligation does not expire and that late filing can result in penalties, but the consequences of a specific correction depend on the facts and tax years involved.

When myPROPERTY creates E9 automatically

AADE automatically creates E9 declarations for certain transactions submitted digitally through myPROPERTY. Its current guidance covers eligible digital property-transfer declarations and qualifying digital parental-gift or donation declarations.

Automatic creation does not remove the need to verify the result. After completion, check that the property, right, percentage and effective year shown in the property statement agree with the deed and transaction documents. Transactions outside the stated conditions may still require a separate filing.

How E9 affects ENFIA

ENFIA is assessed annually for real-estate rights held on 1 January. The assessment is produced electronically using property information declared in E9. An incorrect right, ownership percentage, surface area or other relevant characteristic can therefore affect the assessment.

That does not mean every discrepancy produces an overpayment or refund. If a correction affects an earlier tax year, ask a qualified tax professional to explain whether AADE will issue a revised assessment, whether supporting evidence is needed and whether any payment, interest, penalty or refund process applies.

A practical review process for owners abroad

  1. Download the current records. Obtain the latest E9 declarations, property statement and ENFIA assessment from myAADE.
  2. Collect the source documents. Use the relevant deed, inheritance documents, myPROPERTY transaction, cadastral record and technical documents. Not every case needs every document.
  3. Compare the material fields. Check the property identity, surface areas, type of right, ownership percentage, effective year and supporting deed or inheritance details.
  4. Classify any difference. A tax-entry issue belongs with a Greek tax professional. A title or inheritance issue may require a notary or lawyer. A technical description may require an engineer.
  5. Submit through the correct channel. The owner or appropriately authorised professional should use AADE's E9 service and retain the submitted declaration and supporting records.
  6. Check the result. Review the updated property statement and any ENFIA assessment affected by the filing.

If you need a Greek tax representative, our separate guide explains what the role is and how to choose one. Estia does not act as a tax representative.

Inherited Greek property: what to check

Inheritance requires particular care because the E9 deadline is linked to the inheritance-renunciation period rather than the general 31 January rule. Before filing, the heir's advisers may need to establish the relevant succession documents, inherited right, ownership percentage and effective date.

Do not assume that an inheritance-tax declaration, acceptance deed, cadastral registration and E9 update happen automatically as one process. Ask the professionals handling the estate to identify each required step and who is responsible for it. Our inherited Greek apartment guide provides a separate operational checklist.

Common points worth checking

These are review prompts, not diagnoses. The correct treatment depends on the legal and technical documents for the property.

Where Estia's role starts and stops

Estia provides home watch and practical property care. We do not prepare or submit E9 declarations, calculate tax, determine title rights or provide legal, accounting or engineering advice.

Where physical property access or a documented property visit is included in an agreed service, Estia can support that property-care work while the owner's appointed professionals handle the tax, legal or technical decision. The scope should be agreed before any attendance; a discovery call is not a tax consultation.

Frequently asked questions

What is the E9 property declaration in Greece?

E9 is the real-estate information declaration filed with AADE. It records a taxpayer's Greek property rights and descriptive property details used in the ENFIA assessment. It is a tax record, not a title deed or a replacement for the Hellenic Cadastre.

What is the general E9 filing deadline?

AADE states that an acquisition, establishment or other change to a qualifying property right must generally be declared by 31 January of the following year. Inheritance has a separate deadline tied to expiry of the inheritance-renunciation period.

Do Greek property owners file E9 every year?

Owners do not submit a new E9 merely because another year has begun. A filing is made when a reportable property right or relevant property detail changes, or when an earlier declaration needs correction. Owners should also verify an E9 created automatically through an eligible myPROPERTY transaction.

Can Estia file or correct an E9?

No. Estia does not prepare tax declarations or provide tax or legal advice. E9 filing and correction should be handled by the owner or an appropriately authorised Greek tax professional, with legal or engineering advice where the records require it.
